However we are advised by Unique Pub Co that they can provide evidence of the barrelage with a current MAT of 360 total beer barrels and substantial wines and spirit sales. In addition we are hoping to have copy VAT returns to verify the turnover. We are advised that the trade is as follows: Gross Wet Sales £7500/8000 per week with increases of £2/3,000 on West Ham match days and evenings. Net machine income £4/500 per week (one third share). Licence
Full Justices on Licence. Public Entertainment Licence and Section 77 Special Hours Certificate. Sunday to Wednesday - 12 pm. Thursday to Saturday 2 a.m. Licensed for 260 persons. The above late licences were obtained in the last six months but are currently only used Friday and Saturday and the occasional Thursday.

28 + years remaining on a 30 year Unique Pub Co lease.
History
The present lessees have been in situ for 4 1/2 years as licensees. They previously managed the business for Bass, then Voyager, prior to acquiring the lease themselves 18 months ago. The pressure of a new family is forcing the lessees to leave the trade and sell their leasehold interest.
